39 Wood Pond was built in 1942. The original house was around 2,500 sq ft. There was oil heat, an electric water heater, single paned windows, very little insulation in the walls, and plumbing fixtures that were not low water flow fixtures. The house is now 3,200 square feet and is Green Certified by NAHB and Energy Star certified. Below is a summery of the major improvements we made at the house. We installed a 95% efficacy natural gas hydro air boiler, an indirect 95% efficacy natural gas heater. All new sheet metal insulated duct work all sealed with mastic to prevent air leakage was installed in the entire house. We used DOW SIS sheathing for the exterior walls. We taped all of the joints, and foamed around all the windows jams and door jams, and all the exterior penetrations for wiring etc for tight air sealing. Jeldwin energy star rated windows were used throughout the house. They have a u value of .28. For insulation the attic now has R-50 blown in fiberglass, the walls have R-21 plus R-4 for the SIS panels, and the basement ceiling has R-19. There is also low flow green certified plumbing fixtures in the house. The final HERS rating for this house was a 65. |
